Questions Regarding the Cherry Hills Homeowners' Association

I often get questions from neighbors about issues that should be directed to the HOA. This section includes some links to information, but I'm happy to take your questions directly and do the leg work to get answers for you. My husband (Scott) is on the HOA board and I'll bug him until I can get an answer for you :-) You can use the Contact Me form on the right side of any page within my website.

Covenants - Each phase of development in Cherry Hills has its own restrictive covenants. You find your covenants on this page by first locating your lot, and then clicking the link to the covenants.

Architectural Review
Before doing any building, you must submit building plans to the Architectural Review Committee. This includes, but is not limited to, home additions, fences, extensive landscaping, outbuildings (e.g. storage sheds, pool houses), or swimming pools. The power of this committe is detailed in the restrictive convenants for the entire subdivision and will be enforced in the interest of fairness to all residents. Please allow thirty days response time. All modifications to your lot must be approved before installation. Also remember to have any building permits from the City of Champaign or the County before starting your project.

Send your plans by email to the Architectural Review Committee at

You need to read your own covenants, but most include this important verbiage: Approval by Architectural Committee: The Architectural Committee shall, upon request, and after satisfactory completion of improvements, issue its certificate of completion. If the Committee fails to approve or reject any plan or matter requiring approval within thirty (30) days after plans or specifications have been submitted to it, or in any event if no suit to enjoin construction has been commenced prior to the completion thereof, approval shall be conclusively presumed and the related covenants shall be deemed to have been fully complied with.
